Almost entirely beach, and almost entirely private.
Of everywhere we work, this is the region with the least variation in kind — nearly every property here is a beach or island resort, and a large share of them are private-island in structure. What varies instead is the water and the coastline it sits on.
The Seychelles properties — Raffles, Constance Lemuria, Six Senses Zil Pasyon — sit among granite boulders and genuinely private coves, some reachable only by boat or light aircraft. The Maldives properties are almost all overwater or beach villa, built around a single reef and a single atoll. Mauritius runs slightly more varied, from Le Morne's kitesurfing coastline to the calmer east coast at Belle Mare.
Sri Lanka is the outlier — Ceylon Tea Trails sits in hill-country tea estates rather than on a beach, and Cape Weligama looks out over the island's south coast surf breaks rather than a lagoon. Zanzibar's Mnemba Island Lodge closes the collection, a nine-suite private island off the country's own northeast coast.
